Life-saving legal requirements within the Social Housing (Regulation) Act 2023

Awaab’s Law is a set of legal requirements (within the Social Housing (Regulation) Act 2023) designed to stop deaths and ill-health caused by damp and mould. Beginning from October 2025, it introduces strict deadlines for social landlords in England to investigate hazards, complete safety works and communicate with residents.
Goverment Guidance Timeframes

Emergency Hazards
Make safe as soon as possible and within 24 hours.

Significant Hazards
Investigate within 10 working days. If confirmed, complete the specified safety works within the required period set out in the guidance.
