What is Awaab’s Law?

Awaab’s Law (part of the Social Housing (Regulation) Act 2023) introduces legally-enforceable timeframes for social landlords in England to investigate and fix damp, mould and other hazards. Phase 1 comes into force 27 October 2025.

Who does Awaab’s Law apply to?

Awaab’s Law applies to registered social landlords (councils and housing associations). Separate reforms are scheduled to expand obligations in phases, but the current regime is specific to the social rented sector. Always check the latest official guidance.

What are the key timeframes?

Emergency hazards: Investigate and make safe within 24 hours.

Significant hazards (incl. damp/mould posing a significant risk): Investigate within 10 working days; provide a written summary within 3 working days of investigation; complete relevant safety works within 5 working days; start any supplementary works within 5 days (and no later than 12 weeks) if they can’t begin immediately.

How does our survey help with Awaab’s Law?

Can tenants use our report to escalate a complaint?

Yes. The report is written in plain English and includes the evidence a landlord or housing provider needs to progress under Awaab’s Law processes.

Does Awaab’s Law apply to private landlords?

The statutory deadlines are for the social sector; however, they’re fast becoming the benchmark for good practice. Our reports make it easy to adopt similar standards.

How much does a damp survey cost?

Trustworthy, reputable surveys are paid (no “free quotes”). Pricing starts from £200, sized to the property. We’ll ask for name, address, number of bedrooms and contact number to scope it accurately.

Am I obliged to use D&H for any remedial work?

No. You own the report and can instruct any contractor. If you’d like us to quote, we’re happy to, but it’s entirely your choice.

What’s included in the survey?

Targeted inspection of affected rooms, moisture profiling, assessment of ventilation/thermal bridging/penetration risks, photography and a prioritised action plan aligned to Awaab’s Law categories.

How quickly can I get results?

We aim to deliver reports promptly after inspection. If your case appears emergency or significant, we’ll flag that in the report so you can trigger fast action under Awaab’s Law.
